More and more women are making the move to property investment, and increasingly, they're choosing to do it alone. New data from RAMS Home Loans show that in 2010 almost 50% of sole home loan applications came from single women - that's up from a previous record of 30%.

Women are making the choice to marry and have children later - after they've invested time in their education and careers. But their single status does not affect their desire for a home and the financial security that comes from an investment property.

Using the SMART system of goal setting can help women plan their finances and make that first property investment. What does SMART mean? The acronym stands for a set of keywords, which can help you set effective objectives.
SMART goals are:
Specific: Your goal should be straightforward and unambiguous. Ask yourself these questions to help define your objective:
What do I want to achieve?
Why do I want to achieve it?
How am I going to do it?
A good example of a specific short-term goal would be: 'Save ,000 by putting 10% of my salary into a savings account every month.' A long-term goal might define what you will do with these savings once they've reached a certain value.
Measurable: Establish a way to measure whether you're on track to reaching your objective. If your goal is specific, progress should be easy to measure. Ask:
How much?
By when?
Attainable: Don't set a goal that is out of your reach or below your average standards. This makes it meaningless from the start.
Relevant: Women in property know that there's no point in setting an objective you're not willing and able to work toward achieving.
Is my goal worthwhile?
If you've read this far, you're probably well aware that investing in property is most certainly a worthwhile goal!
Timely: Give yourself a timeframe. This helps to give a sense of urgency and importance. Without a deadline you have no guideline to work towards.
When planning a savings schedule for your investment, it's best to take out a calendar and a calculator and figure out where you should be at what point in time. Then you can keep track of your progress and monitor any potential snags.
Setting SMART goals for both the short- and long-term can provide the motivation you need to start making those first contributions towards an investment property. Or if you're already a woman in property, try using the SMART system to plan your next investment.
